Can I buy and fully own a property in Bali as a foreigner?

Foreigners are legally permitted to own Leasehold properties outright in their names in Indonesia. This process does not require you to live in Indonesia, obtain a visa, or have residency status. Our villas have a leasehold period of 27 years, with an extension of 13 years. To learn more about property ownership rights for foreigners in Indonesia, get in touch with us.

What’s the difference between Leasehold and Freehold ownership in Bali?

Leasehold allows you to lease land from an Indonesian owner for a specific period (typically 25-30 years), with options for renewal. This ownership option is open to foreign buyers. Freehold, on the other hand, offers complete ownership including land rights, however this is only available to Indonesian citizens. Foreign investors must use a foreign investment company, known as PT PMA, to own Freehold properties legally. If you’re interested in Freehold ownership, contact us for further support.

Is there a payment schedule for purchasing a villa?

Yes, we offer the following purchase payment schedule to ensure the process is as smooth as possible. A 30% downpayment is taken at the time of booking, followed by a 25% payment when your villa is 35% completed, a further 25% payment when your villa is 65% completed, and a final 20% payment at handover.

What taxes should I be awarae of?

The main fee to consider when purchasing property in Indonesia, is the 1% Notary tax, which you as the buyer, are responsible for paying. The Notary will issue a separate invoice, based on the purchase price of the villa.

What Return on Investment can I expect?

While final figures may be impacted by a number of factors, we have illustrated an average potential ROI for our villas. This is based on a sale price of $330,000, with estimated average operational costs (including management commission) of $2,200 per month and assuming an 80% occupancy rate. Your annual income would be $72,369, resulting in an annual ROI of 22%, with a payback period of 5 years.

Do you provide villa management?

Yes, all our villas are fully managed as standard. You simply invest and we’ll take care of everything from there.

Can I manage the villa myself?

Absolutely! While most buyers enjoy a stress-free investment, we understand that some may want to manage the villa themselves. There are no restrictions in you doing so, if you wish. 

Can I do an in-person viewing of the villa?
